Oak Meadows Ranch is located about 5 miles up Four Mile Road from Glenwood Springs and about 5 miles from Sunlight Ski Area. It is surrounded by public lands under management of the U.S. Forest Service and the Bureau of Land Management. The Subdivision consists of Filing 3 which has (11) single family homes/lots and Filing 4 which has (91) single family homes/lots and (32) townhomes. The Association is governed by an eight-member Board of Directors who oversees the HOA operations and management company.

The Oak Meadows HOA dues assessment are as follows:
• F3: $123/mo
• F4: $72.00/mo
• F4 Townhomes: $117.00/mo
Special assessments or other charges may be assessed or made from time to time by the Association in accordance with the HOA’s governing documents and are due and payable as provided by the Board in making such assessment.

The OMRHOA gated vehicle storage area, currently located near the North Oak Way entrance to Oak Meadows Ranch consists of approximately 63 spaces. The fee for the storage area shall be determined annually by the Board. Current fee is $50/year.
The yearly storage cycle shall be from May 1st through April 30th each year. Fees, applications and vehicle registration forms are due upon signing the agreement. Fees must be accompanied with the completed and signed Vehicle Storage Space Lease Agreements as well as copies of current registration for all vehicles.
There may be a waiting list for available space in the Vehicle Storage Area. If there is a waiting list, IMM will maintain the list on a prioritized first come-first served basis. Homeowners should contact Sam Engen at samantha.engen@integratedmtn.com or 970-930-6322 to rent vehicle storage space or be placed on the waiting list if space is not available. The storage lot fee is not prorated.
Prior to commencement of work on any home or lot within Oak Meaodws Ranch, plans must be submitted and approved by the ACC to assure compliance with the Declaration of Covenants, Conditions, and Restrictions ("CC&R's).
This includes, but is not limited to, construnction, alteration, remodeling, exterior painting, or if changing any exterior colors, repainting, landscaping, fencing, additions, and demolition.
