Springridge Reserve is located at Dry Park and Four Mile Roads just south of Glenwood Springs providing easy access to Carbondale and Sunlight Ski Area. There are 81 lots, ranging from 1 – 7 acres and over 300 acres of designated open space and hiking trails.

TRAILS AND CONSERVATION EASEMENT

Approximately 300 acres of Springridge Reserve are under perpetual conservation easement(s) (CE) with the Aspen Valley Land Trust (AVLT). This was completed in 2003 through the conveyance of five CEs to AVLT. Each CE has identical terms that apply to the entire 300 acres. See below, purposes of these CEs.

 

  1. Purposes: “The purposes of this Easement are to assure that the Property will remain forever predominantly in its agricultural, scenic, natural and open space condition, subject to the uses of the Property permitted hereunder, and to prevent any use of the Property that will significantly impair or interfere with the Conservation Values of the Property and, in the event of their degradation or destruction, to restore such Conservation Values of the Property. Grantor intends that this Easement will confine the use of the Property to such activities, including, without limitation, those involving ranching, farming, recreation, conservation education, and general conservation purpose, as are consistent with the purposes of the Easement. Pursuant to the terms of C.R.S. 38-30.5-101, et seq., the Property preserved hereby may not be converted or directed to any uses other than those provided herein.”

 

As the HOA continues to grow and there is more use of the trail system, it is critical that trail users understand that building new trails on the portions of Springridge Reserve under CE requires AVLT consent/approval.

  • How much are the Springridge Reserve HOA dues and where are they billed?

    For 2024 the Springridge Reserve HOA dues assessment is $535.00 per quarter with $356.13 going to the Operating account and $178.87 going to the Reserve account per quarter. 


    Special assessments or other charges may be assessed or made from time to time by the Association in accordance with the HOA’s governing documents and are due and payable as provided by the Board in making such assessment.

  • Who do I contact regarding utilities in Springridge Reserve?

    • Electricity is provided by Holy Cross Energy
    • Gas service is provided by Black Hills Energy
    • Sewer Service is provided by the City of Glenwood Springs
    • Trash and recycling services are provided by V.I.P. Services.
    • Water service is provided by Springridge Reserve and Springridge Place HOA. Quarterly assessments include water. Usage is limited to 18,000 gallons per month, any overages are subject to fines per the policy.
  • How do I submit Plans for Design Review?

    Please review and complete the Exhibit B application/checklist for Preliminary and Final Review and email it along with your building plans to Sam Engen, Community Association Manager. All fees are due and payable prior to the ACC reviewing your project. Checks shall be made out to Springridge Reserve HOA. 


    The ACC tries to meet on Wednesdays at 4:00 pm to review any plans submitted the week prior. 

  • I am a new resident and would like to be included in member communications and HOA notices. How do I update my information with the HOA?

    Complete this Member Information Form and return to the HOA at the address indicated on the form or email it to samantha.engen@integratedmtn.com

  • How much domestic water can I use and what fees are charged for overages?

    Each single-family residence shall be entitled to use 18,000 gallons per month of domestic water.


    Each Lot is entitled up to 3,500 square feet of domestic water irrigation.


    Owners exceeding the number of gallons that they are allocated per month will be assessed a water surcharge. Any Owner who does not have a working domestic water meter or it is inaccessible, shall have one month to correct. If the issue remains after one month, the owner will incur a fine of $25 per day for a non-readable meter.
